If I sign a contract what does it mean?

A tenancy contract is a legally binding agreement you should take care to read and understand it. It will normally be binding for the period of the contract, usually 12 months, though sometimes 6 months. If you need guidance ask us or take advice before you sign.

What if I want to leave before the contract finishes?

Legally you cannot do this. However if you find someone to take your place it is possible to re-arrange the contract (a charge is usually made for this). If you are sharing you will need permission from your other housemates.

Who pays the utility bills?

You will be responsible for all utility bills and should take meter readings at the start of your contract and advise the utility companies of your details. We recommend having a kitty or joint savings account if you are sharing.

Who pays Council Tax?

Our contracts provide for the tenant to pay all bills including Council Tax, however if you are a full time student you are usually exempt. You can obtain a certificate from your University to provide the council.

Can we put a satellite dish up?

You will need to get your Landlords consent and may have to take it down at the end of your contract and make good any damage.

Can we have internet access in our rooms?

A. Many of our properties are already hardwired for internet. You will have to provide a router and subscribe to an internet service provider. Ask about individual properties before signing up.

Can I re-decorate my room?

No we use professional decorators. If you re-decorate without telling us you may be charged for the room to be re-decorated at the end of your tenancy.

How do I report defects or advise you that the house needs repairing?

By email or telephone or in writing. We try our best to deal quickly and effectively with any repairs.

I'm a Landlord, can MBA Lettings handle the letting only of my property?

Yes we provide a let only service; we will show tenants the property and produce a contract for a single one off fee. Alternatively we offer a full management service.
